We work as a subcontractor to main contractors and directly for developers, estates teams and design teams. Most enquiries reach us one of two ways: a specification that needs pricing, or a drawing that needs a buildable answer before it goes out to tender.
What the work involves does not change much between them. What changes is what you need from the people doing it.
The same work, but what you need from the contractor doing it depends on which side of the table you are on.
Most of our work comes through main contractors, so the things that matter to you are the things we organise first. Paperwork submitted before we are on site rather than chased in week one, a programme we can actually hold, and a floor that is ready for the follow-on trade on the day we said it would be.
Phased delivery, floor by floor on a commercial scheme or plot by plot on a residential one. The same finish in the last unit as in the show home, a snag list closed out rather than carried, and a record of what went in for the handover pack.
Samples, technical data and a straight answer while the drawing can still change. If a specification will not do what it is being asked to do, on that substrate or under that traffic, we would rather tell you at design stage than price it and fit it anyway.
Planned packages and reactive works in buildings that stay open. Out of hours where it has to be, area by area where it can be, and maintenance guidance for whoever will be cleaning it. More floors fail early from being cleaned wrong than from being laid wrong.
Work planned around service delivery and term dates rather than around our diary, with the procurement and framework paperwork completed properly. Schools, health sites and civic buildings each have their own rules about who is on site and when, and we plan for those rather than discover them.
What changes between them is rarely the material, it is the constraint. Each has a page setting out what the floor has to cope with.
